Job Purpose:
• Manage community operations day-to-day tasks within developments.
• Manage logistics day-to-day tasks within development and projects.
• Manage the contracts of O&M services for entire developed projects.
Role & Responsibilities:
Manage the community operations day-to-day tasks to facilitate stakeholder’s requirements.
Manage the PMC/consultants in Day-to-day tasks supporting the stakeholder’s requirements, include but not limited to “review the design NOCs request, review the construction NOCs request, Handover the plot to owners, etc.”
Manage the collection of services chargers from stakeholders.
Coordinate with Aldar internal disciplines “procurement, finance, etc.” to support the community requirements.
Liaise with stakeholders to Facilitate their requirement during the execution of their projects.
Plans, directs, supervises, and controls the execution of all business of the assigned program, project.
Monitor the work performed by site team and contractor to ensure that the project KPI’s are met.
Monitor the construction logistics side wide to avoid conflicts between projects under construction projects, and to maintain the islands “Aesthetics”
Manage and monitor the O&M contractor performance [KPI’s] Manage the commercial aspects of O&M contract. To certify payments Vs the actual progress
Identify risks early on and taking proper corrective/ preventive actions during project lifetime.
Liaise with external authorities “ADM, DMT, ADDC, ADSSC, AD Police, ADNOC, Etisalat, etc.to obtain the necessary design/construction NOC’s.
Liaise with all Stakeholders, Authorities, Consultants and Contractors on all project related documents such as NOCs, Permits, Approvals on design and construction related, handover requirements and handover works.

Min of: (10+ minimum years of experience of managing a large and mega projects)

Assistant Vice President – Financial Reporting (UAE National Only)

JOB PURPOSE
Execute closing and reconciliation of accounts and assist in preparing all financial reports
Assist in the preparation of the corporate yearly budget.
ROLES AND RESPONSIBILITIES
Group Reporting
Execute the timely and accurate closing and consolidation of all ledgers and accounts on a monthly, quarterly and annual basis
Reconcile Group balance sheet schedules and follow up with Departments and subsidiaries on outstanding issues and concerns
Prepare the quarterly and annual financial statements in compliance with International Financial Reporting Standards
Provide all support to internal and external auditors and promptly clarify all audit queries raised
Coordinate with external auditors to ensure a smooth external Audit verification in accordance with statutory requirements and applicable international accounting standards
Handle special analyses such as financial analysis and cash flow forecasting for departments and subsidiaries
Handle the closing of subsidiaries maintained at the Group level
Group Budgeting
Develop budget plans and schedules in line with the company’s policies and ensure the soundness and integrity of all budget data.
Ensure the appropriateness and reliability of the key assumptions.
Monitor, implement, maintain and reconcile all budgets and ensure their execution in coordination with the concerned subsidiaries and departments.
Undertake and present budget sensitivity and modeling scenarios to meet requirements.
Oversee and review variance analysis for all balance sheet and income statement line items in relation to the budget to ensure that every aspect of the company and department budget variances are analyzed in detail with supporting evidence and commentary.

- Develop all horizontal design activities related to infrastructure and ensure compliance with authorities standards.
- Design utility services framework for various projects based on approved master plan.
- Manage the activities of infrastructure designs and ensure they meet the value proposition.
- Manage design of infrastructure work on behalf of utilities authority (ADWEA, Tabreed) and liaise with Project Procurement to submit claims for reimbursement
- Provide all technical report to management to advice and design review for ongoing projects, in accordance with project teams.

JOB PURPOSE
- Assist in executing closing and reconciliation of accounts for Aldar Loyalty Programme (Darna and 3rd party service provider) and assist in preparing all financial reports.
ROLES AND RESPONSIBILITIES
- Perform accurate accounting of loyalty/reward points i.e., AR/AP, correct coding of assets, cost center, general ledger, allocation of costs and month-end closing activities.
- Manage the consolidation of rewards points, review of points issued, redeemed and write back / clearing of expired points.
- Manage the ALP ledger, ensure proper accounts are maintained for payback, billing of assets / settling of asset claims, balance sheet and bank reconciliation.
- Allocate costs to each activity ensuring accurate accounting of payables.
- Prepare monthly reports for the loyalty programme points reconciliation statements i.e., account payable, general ledger and allocation of cost.
